For Carol Sheldon, being able to work, live and play in the same community, especially one that is rooted in nature, is living the dream. The 51-year-old business owner grew up just outside of Cochrane, attended Cochrane High School and after a 27-year hiatus away in Alaska, she returned to her Alberta roots eight years ago to raise her three kids.

At the time, she purchased an older four-bedroom townhome in Cochrane’s Riverview community and also started a business, New Radiance Medi Spa. But now that her kids are older and heading off to university, she’s ready for some luxury.

“Within two years, I’ll be down two kids — they’ll be off at university. I’ll have only my son at home, and I want to downsize. My home now is older and everything is brown — the countertops, the carpet, the walls,” she says.
For a while, she’s been watching the new 140-acre urban riverside community of Greystone, which is adjacent to her townhome in Riverview, begin to take shape.
Several months ago, a realtor friend introduced her to Greystone’s Vertos, a luxury collection of 150 one-level garden homes and two-storey townhomes, some with rooftop patios and single-car attached garages.

“He put the bug in my ear and then I started looking further into it,” she recalls. She then attended an information night three months ago and was sold.
“I really liked the vibe and the feel of this community. It’s going to be nothing but exceptional. I want to live in a community where I can walk everywhere, one that’s by the river.”
She purchased the Sun Peak — a two-storey, three-bedroom floor plan with a roof top deck and attached single garage. Although, like many multi-family projects post-COVID, presentations were virtual, Sheldon was able to get a strong grasp on the look and feel of the homes.
“I’m a very creative and visual person, so it’s easy for me to visualize. I saw the drawings and the brochure — they did a really good job with it. I’ve been through enough show homes in my life that I could see the potential in what it would all entail. My home is going to be Zen-like, girly and airy — definitely with no brown.”

Sheldon is so excited about Greystone that she is not only purchasing a home in the community, she is also moving her business from its current location on Cochrane’s main street to Greystone.
“I’m creating a wellness and longevity collective and I’m really excited to be able to work and live in the same place and be able to enjoy. I want that metropolitan vibe, but I still want it to feel like I am in the country.”
She’ll be able to step out of her new home, which she says has “the perfect floor plan and a great view” and take her Wheatland Terrier, Teddy, for long walks along the river, or for short jaunts to the dog park. She’ll be able to walk to work and to the restaurants on the new high street.
“I might not ever have to be in my car again,” she says, with a laugh.

Developed and built by Ocgrow Group of Companies, the developer behind several commercial and residential projects in Calgary and Vancouver, Vertos will be spread over 12 buildings, just steps from Greystone’s riverfront high street and a new four-hectare (10-acre) park with pickleball courts, baseball diamonds and plenty of green space.
Vertos offers four floor plans: Oasis (one-bedroom, one-bathroom garden suite with a private entrance), and a trio of three-bedroom, two-bathroom townhome plans with outdoor terraces, rooftop decks and an attached single garage — Solstice, Providence and Sun Peak. Homes are finished to the high end of luxury with wide-plank flooring, spa-inspired bathrooms, with floating vanities, stainless steel appliances, quartz countertops, along with added touches like high-speed internet and multiple USB ports built-in to the design. Ocgrow Group of Companies is the largest multi-family builder in the community and also the commercial and retail developer. It is also developing the riverfront High Street.
“Our vision is to create this incredible open patio feel along the waterfront with restaurants and boutique stores. We’ve spent a lot of time on it. It’s going to be gorgeous,” says Harish Consul, president and CEO of Ocgrow Group of Companies. He says plans are underway to break ground on both the High Street and on Vertos this summer.
Ocgrow is also developing another 300,000 square feet of commercial space in the area and has just landed an anchor grocery tenant, who will be announced soon, along with the hotel group, which will be building the anchor luxury hotel in the community.

Ocgrow Group’s Consul says that the brushstrokes are broad when it comes to the buyer cohort at Vertos.
“The first phase is sold out. Cochrane is the fastest growing municipality in Alberta right now; we have a wide range of buyers — seniors, downsizers, younger buyers, people from Calgary, from Cochrane and from out-of-province. This is also a great investor offering — Cochrane’s rental vacancy rate is close to zero right now.”
